Average Length of Stay (ALOS)

Average Length of Stay (ALOS) in a hotel refers to the average number of nights guests stay during their visit. It's calculated by dividing total room nights by the number of reservations.

Base Price

The minimum per night price for a vacation rental property.

Beach Resort

Bed and Breakfast

Bedroom category

By default, listings in the Market Dashboard are grouped by the number of bedrooms they advertise on Airbnb. In addition, a "Room" category groups all listings with 0 or 1 bedroom advertising as a shared, private, or hotel room.

Best Available Rate (BAR)

Best Available Rate (BAR) in hotels refers to the lowest price offered to guests for a room at any given time, without any discounts or special deals.

Blackout Dates

Blackout Dates are specific dates or periods when a vacation rental property is not available for booking. These dates are typically set by the property owner or manager and can be due to various reasons, such as personal use, maintenance, or high demand periods where the property is reserved for direct bookings at higher rates. Blackout dates are common in the hospitality and travel industries to manage availability and optimize revenue.

Booked dates

Booked dates are a time period where we consider the bookings that were received and whether the stay dates for those bookings have occurred yet or not.

Booking Channel

Budget Hotel

Budgeting

The process of creating a plan to allocate future income and expenses for a vacation rental business.

Cancellation Fee

Fees that guests have to pay if they cancel after the cancellation deadline has expired. These can be a flat amount withheld from the refund. They can also be a full forfeiture of the deposit paid. Changeover Days

Specific days of the week that vacation rental managers dedicate for bookings to begin and end. It essentially is the check-in and check-out date.

Channel Distribution

Channel Distribution lists and manages a rental's availability across multiple booking platforms. Example: Syncing calendars on Airbnb, Vrbo, and Booking.com for accurate availability.

Channel Fee

Fees that agencies, channels, or websites charge owners or vacation rental managers for booking through them. In the case of Airbnb, it is charged to the guests as a service fee in addition to a percent commission to the owner or property manager.

Channel Manager

A channel manager is a software tool that allows you to sell rooms on several connected booking sites (channels) simultaneously. The software will automatically update your availability across sites when a booking is made. Essentially, it is the technological equivalent of having a 24/7 global sales and reservations department.

Channels

Channels are places where people list their property and guests can book slots there. Example: Tripadvisor, Booking.com, etc. You can list your property, book slots for guests, and automatically send bookings to the property management system or channel manager through channels.

Check-In Date

The date when a vacation rental guest is scheduled to arrive at the property.

Check-Out Date

Children Policy

A children-policy in a hotel outlines rules for kids staying there. It covers age limits, extra charges, amenities for children, and sometimes activities available for them.

Cleaning Fee

Comp Set

A 'Comp set' or competitive set is a list of other competing properties within a specific market that potential customers compare against your listing when booking a property. It is a group that you put together when creating your competitive study based on relevant, specific selection criteria compared to your property.

Competitor Pricing

Competitor Pricing adjusts rates based on what similar properties are charging nearby. Example: A host checks other beachfront listings and prices competitively.

Complaint Resolution

The process of addressing and resolving any issues or complaints raised by guests during their stay.

Complimentary

Complimentary in a hotel means services or items provided for free. This could be breakfast, Wi-Fi, toiletries, or other amenities included at no extra charge.

Compset or Competitive set

Listing

A vacation rental that is open for bookings. For example, if you are renting multiple rooms within one apartment, then each room that you have made available for booking is a listing.

Listing Health

Listing health indicates your property’s performance against your property and the market in any specified period. You can set any period of time that you want to analyze. For example, if your property has been booked for 15 out of 30 days, your listing occupancy would be 50%. You can compare this with that of the market (average market listing health) and understand how close to or far from the market occupancy your listing is.

Listing level metrics

The listing insights scatter plot is a great way to quickly identify how each listing in your portfolio is doing. The default view shows the next 30 days' occupancy on the y-axis and days since a listing last got booked on the x-axis (both x- and y-axes are configurable if you want to look at some other metrics)

Listing Name

Your Listing name is imported from channels /OTAs, this can not be changed on PriceLabs. However, you can use tags to nickname your listing to easily identify them. With the name, the channel/PMS and the account the listing belongs to is mentioned. This hyperlink will take you to the listing page or calendar in your PMS or channel listing page.

Price per Tsubo

Price per tsubo, a unit of about 3.3 m². The standard basis for comparing properties of different sizes; one tsubo is 3.30578 m².

Rent per Tsubo

Monthly rent divided by floor area in tsubo. Removing unit-size differences lets rent levels be compared directly.

Asking Price

The price a seller is currently advertising. It is not a transaction price: negotiation and price revisions routinely move the closing figure away from it.

Closed Transaction

The point at which a sale or lease contract is signed. Unlike an asking price it shows what the market actually paid, which is why comparables are built from closed data.

Closing Price

The price a deal actually closed at. It usually sits below the asking price, and the gap between the two is itself a reading of supply and demand.

Median

The middle value once figures are sorted. Unlike the mean it is not dragged upward by a handful of expensive listings, so it tracks the typical level far more closely.

Indicative Figure

A number whose sample is too thin to assert as a statistic. Urbalytics flags quarterly aggregates built on single-digit samples this way and treats them as directional only.

Sample Size

The number of records behind an aggregate (n). The same average means very different things at n=3 and n=70, so read the count alongside the figure.

Quantile

Where a figure sits once a distribution is cut into ranked bands. It says whether a property's yield or unit price is high or low in rank terms rather than by distance from the mean.

Year-on-Year

The change against the same month one year earlier. It cancels out seasonal swings, which makes it the standard read on rent and transaction trends.

Actual Market Price

The level at which deals are actually done, as distinct from published land prices or asking prices. The rent equivalent is called actual market rent.

Vacancy Rate

The share of units standing empty. Gross yield assumes full occupancy, so the vacancy rate is what separates the headline number from actual income.

Rental Demand

How many people want to rent in a given area. Demographics, commuting access and the location of employers and universities set it, and it drives both vacancy and rent levels.

New Supply

The volume of new units or floor space delivered in a period. When construction costs or land scarcity choke it off, rents and prices on existing stock rise.

Supply and Demand

The relationship between how much is available and how much is wanted. Price and rent movements ultimately resolve into changes in this balance.

Polarization

A single market pulling apart at the top and the bottom. In Tokyo it shows up as widening price and rent gaps between the centre and the suburbs, and between new and older stock.

Valuation

How richly a property is priced relative to the income it produces. A falling yield is, by definition, a rising valuation.

Fundamentals

The underlying conditions that support price — population, employment, rents, supply. Used in contrast with short-term swings driven by rates or sentiment.

Volatility

How widely a price or rent series swings. Thin station catchments and small properties move far more than the market average, even within the same market.

Benchmark

The reference figure you measure against. A single property's yield or unit price only means something once it is set beside the median for the same catchment and age band.

Spread

The gap between two rates or yields. In property it usually means the distance between a property's yield and either the borrowing rate or the long-term government bond yield.

Due Diligence

The pre-purchase investigation of a property's title, building condition, income and regulatory compliance.

Individual Investor

An investor buying with personal capital and retail lending. Far more sensitive to loan terms and rates than an institution, and active in a different price band.

Institutional Investor

A REIT, fund or similar body investing other people's capital. Large ticket sizes and explicit return hurdles make them a floor under pricing.

Cross-border Investor

An investor buying property outside their country of residence. Currency moves and home-market rates and rules drive their timing, so they trade out of step with domestic investors.

High-net-worth Buyers

Buyers wealthy enough to pay cash. Because rates barely touch them, the price bands they support hold up even when lending conditions turn.

Bank of Japan

Japan's central bank. Through the policy rate and bond purchases it steers long-term yields, and with them the borrowing cost and return expectations underpinning property.

Long-term Interest Rate

The long-term rate, benchmarked to the 10-year government bond. It feeds directly into fixed-rate loan pricing and the floor under required yields.

Policy Rate

The short-term rate steered by the central bank. It drives the reference rate on floating-rate loans, so a hike lands straight on an investor's debt service.

Inflation

A sustained rise in the general price level. It pushes up construction costs and rents while eroding the real burden of a fixed-rate loan.

Weak Yen

A decline in the yen's external value. It makes Japanese property cheaper for buyers holding foreign currency and lifts cross-border demand.

Demographics

Population change, age structure and household formation. The slowest-moving input there is, and the one that sets the medium-term direction of rental demand.

Household Count

The number of households in an area. As single-person living spreads, household counts rise even where population is flat — which is why rental demand tracks households, not people.

Aging Population

A rising share of older people in the population. It simultaneously adds inherited stock to the sale market and shifts demand toward station-adjacent, barrier-free units.

Tower Condominium

A high-rise condominium, generally 20 storeys or more. Floor level and orientation create wide price gaps inside a single building, so an average unit price hides more than it shows.

Condominium Unit

A condominium owned unit by unit rather than as a whole building. It lowers the entry ticket, but management and repairs follow the owners' association, not the individual owner.

Whole-building Property

An income property bought as an entire building together with its land. The owner sets rents and repairs alone — and carries vacancy and major-repair risk alone as well.

Exclusive Floor Area

The floor area a condominium owner has exclusive use of. Balconies and shared corridors are excluded.

Total Units

The number of dwellings in a condominium building. The more units share the building, the lower each owner's management fee and reserve contribution tends to be.

Site Area

The land area a building stands on. Multiplied by the floor-area and building-coverage ratios, it sets the ceiling on what can be built there.

Building Age

Years elapsed since completion. It moves rent, the loan term available and the remaining statutory useful life all at once.

Older Stock

Property well past its build year. It prices low and shows a high gross yield, but shorter loan terms and heavier repairs mean net income never matches the headline.

Pre-1981 Seismic Standard

A building designed under the seismic code in force before June 1981. Financing and insurance terms are harder to get, and whether it needs assessment and retrofitting is often what decides a purchase.

Detached House

A free-standing single house. Land ownership is unambiguous and rebuilding is largely the owner's call; when let, demand comes mainly from families.

Owners' Association

The body of all condominium owners that decides how common areas are managed and repaired. Its resolutions and reserve balance are essential pre-purchase reading.

Major Repair Works

The building-wide repair cycle — exterior walls, roof waterproofing — that comes round every dozen years or so. If the reserve fund falls short, owners face a lump-sum levy or a loan.

Long-term Repair Plan

A schedule of repairs and costs projected some 30 years ahead. Reserve contributions are set from it, so a plan that has not been revised in years is a warning sign.

Management Fee

The monthly charge covering cleaning, equipment inspection and staffing of common areas. Distinct from the repair reserve: it is spent, not saved.

Arrears

Rent or management fees left unpaid. In a condominium, arrears in other units feed straight through into a short repair reserve.

Urban Redevelopment Project

A rebuild of fragmented sites and ageing buildings carried out under the Urban Renewal Act. Through rights conversion, existing landowners receive floor space in the new building.

Rights Conversion

The step in an urban redevelopment project that swaps existing land and building rights for floor space in the new building. It is where consensus is won or lost.

Preparatory Association

The voluntary body landowners form at the concept stage of a redevelopment. The path runs from here to city-plan designation, formal association and rights conversion, so it is the earliest marker of how far a scheme has got.

City Plan Designation

The point at which a municipality formally fixes a redevelopment or land-use change in its city plan. Past it, reversal becomes difficult and surrounding prices start to move.

Transit Hub

A point where several rail lines, bus routes and pedestrian flows meet. Interchange traffic creates dwell time, which lifts station-front retail space and rents.

Pedestrian Deck

An elevated walkway linking a station with the buildings around it. A connected building is effectively station-adjacent, and prices as such.

Mixed-use Development

A development planning housing, offices, retail and hotels as one scheme. Spreading uses buys resilience against a downturn in any single one.

Depreciation

Writing off a building's acquisition cost over its statutory useful life. It shrinks taxable income without a cash outflow — and when it runs out, the dead cross follows.

Equity Capital

The money an investor puts in without borrowing. It covers the deposit and transaction costs; a larger share eases debt service but dilutes return on equity.

Loan Terms

The combination of rate, term, loan-to-value and security. The same property produces very different cash flow under different terms, which makes them as weighty as the price itself.

Financial Institution

The lender. City banks, regional banks, shinkin and non-banks each favour different property types at different rates, so which door you knock on decides whether a deal happens at all.

Housing Accommodation Business Act

Japan's private-lodging law. It permits a dwelling to be used for paid accommodation up to 180 nights a year under a notification regime, split between host-resident and host-absent operation.

Hotel Business Act

The licensing law covering inns, hotels and simple lodgings. There is no 180-night cap, but zoning, front-desk and fire-safety requirements are far stricter.
