The asking price on a portal is what the seller hopes for. It often sits well away from what the property actually closes at, and a listing that has sat for months has usually been through several cuts. Price-revision history is how you read the seller's urgency, the market's verdict on the property, and the offer that will actually land — from the record rather than from a feeling.
But SUUMO, at home, Rakumachi and Kenbiya all show the current asking price and deliberately hide what came before it. That suits sellers and agents; for a buyer it is an information asymmetry. Urbalytics collects listing data continuously and is the only place in Japan that publishes price-revision history property by property.

If a property you are watching has been cut three times or more, the seller wants out and a lower offer has room to land. Bringing the revision history to the table turns a number into an argument.
Look at what similar properties in the same building and area asked, how many revisions they went through, and where they closed. That is what an opening price and a revision schedule should be built on.
Listing history, price revisions and closed sales together show the supply and demand of an area and the liquidity of a specific building. Essential when you are working out the exit.
